The sale of a 150,000-square-foot cold-storage warehouse and office building in Buffalo marks the end of a chapter for local food wholesaler Emerling Foods Inc.
The building at 2831 Fillmore Ave. has been vacant for about two years after the company changed its business model. Previously, Emerling Foods bought food in bulk and stored it at the warehouse before selling it to customers.
Now it ships food products directly from sellers to buyers as-needed without the need for storage, according to CEO Alexandra Emerling.
"I realized that we didn't really need the facility," she said. "It needed a lot of work, and it was an overhead expense — a very big expense, on a monthly basis."
New York EPZ Corp., based in New York City, bought the property from P and J Emerling Holding for $900,000, according to documents Friday with the Erie County clerk's office.
The building also used to house ECS Storage and Distribution Warehouse, a sister company to Emerling Foods.
Alexandra Emerling took over both companies in 2021 after the death of her husband, Peter Emerling, who served as CEO until his death due to cancer at age 48.
The company currently employs seven.
